What It Costs to Own in King’s Ridge

The monthly and yearly numbers that sit on top of the price, from recent MLS listings and the association’s own documents.

HOA dues

$220–$290 a month on most listings

The median is $256 across 30 recent MLS listings. Dues bundle your neighborhood association, the King’s Ridge Community Association and the Royal Club, and cover lawn care, exterior house painting, basic cable, the gate and the clubhouse. We confirm the exact figure for any home you’re considering.

CDD

None

King’s Ridge has no Community Development District, so there is no CDD assessment on the property tax bill.

Property taxes

Median $2,552 a year today

That’s what current owners paid on 29 recent listings, mostly 2025 bills. Florida reassesses a home at market value after it sells, so a buyer’s first bill is often higher than the seller’s. A homestead exemption lowers it for full-time residents.

Golf

Pay as you play

Both courses are independently owned and open to the public. Golf is not part of the HOA dues, so you pay only for the rounds you play.

Life Inside the Gate

What King’s Ridge owners get from the association, the two golf courses and the shops at the south gate.

The Royal Club

A 25,000 sq ft clubhouse

At 1900 Kings Ridge Blvd: a ballroom with a stage, four billiards tables, arts and crafts rooms for ceramics, needlecraft and photography, a library, a computer room, and an activities coordinator on the association staff.

Pools and spas

Three pools, two spas

An Olympic-size, 100,000-gallon pool with two lap lanes behind the clubhouse, heated September 1 to May 1. The North Spa adds a second heated 100,000-gallon pool, an 80,000-gallon free-form pool and two spas.

Fitness and courts

Two gyms, four tennis courts

A gym at the clubhouse and another at the North Spa, four tennis courts beside the clubhouse, plus pickleball, bocce and shuffleboard.

Golf

Two public courses

The 18-hole, par-71 Kings Course (6,269 yards, designed by Lloyd Clifton, opened 1996) and the par-57 Ridge executive course (3,660 yards, designed by Ron Garl). Pro shop at 1950 Kings Ridge Blvd.

The gate

Staffed 24 hours a day

Visitors show a valid driver’s license at the front gatehouse. Residents add one-time guests through the gatehouse or the association website and can register up to five permanent visitors per address.

Outside the gate

Golf cart to Publix

Residents drive golf carts out the south gate to the Publix at Kings Ridge plaza, which has golf-cart parking, along with dental and hearing offices. A 24/7 UF Health emergency room sits at the same US-27 and Hartwood Marsh Road corner.

The Homes, Neighborhoods and Floor Plans

One builder, one decade, one story. Here is what you are choosing between inside King’s Ridge.

The Homes

Every King’s Ridge home is a single-family, single-story Lennar home of concrete block and stucco, built between 1996 and 2005.

  • Bedrooms: two bedrooms on about two-thirds of homes (226 of 347 sales in the last three years); three bedrooms on the rest.
  • Size: median 1,722 sq ft; 90% of sales fall between about 1,230 and 2,140 sq ft.
  • Garage: two-car on most homes (286 of 347 sales); one-car (46) and three-car (15) homes also sell.
  • Roof: shingle on nearly every home; tile is rare.
  • Golf: more than half of homes sit on or near the golf course.
  • Private pools: rare, under 2% of sales. Residents use the community’s three pools.
  • Utilities: essentially all-electric; natural gas is on only a handful of homes.

Price moves most with the neighborhood, golf frontage and how much the interior has been updated.

17 Neighborhoods

King’s Ridge is governed as fifteen neighborhoods, each its own HOA with one seat on the master board. County plats record seventeen names, because Stratford and West Stratford, and East Hampton and South Hampton, were platted separately. Years show when the homes in each were built.

  • Huntington 1996–1998
  • Devonshire 1996–2005
  • South Hampton 1997–1998
  • Brighton 1997–1999
  • East Hampton 1998–1999
  • Wellington 1998–1999
  • Cambridge 1999–2000
  • Whitehall 1999–2001, courtyard homes with their own pool and tennis courts

You can call us at (407) 267-2319, email contact@century21hancock.com, or submit a contact form on this page. We respond quickly and will connect you with the right member of our team based on your needs.

During business hours, most inquiries receive a response within the same day — often within an hour. Messages sent after-hours or on weekends are typically returned the next business day.

Absolutely. Whether you’re early in the process, researching the market, or just curious — we’re here to answer questions and help you understand options. There is no obligation.

In most residential real estate transactions, the seller pays the broker commissions out of the final sale price. That means you get professional representation and negotiation usually at no direct out-of-pocket cost to you. We will explain exactly how this works in our first meeting.

Yes. Sellers in Clermont, Florida usually don't accept an offer without a pre-approval letter from a lender or proof of funds for a cash offer. If you don't have a lender yet, we can introduce you to local mortgage brokers who get deals done.

Once your offer is accepted by the seller, a standard closing takes 30 to 45 days. The time it takes to find the house depends on the market and your specific needs.

That is why we include inspection contingencies in your offer. If the inspector finds a bad roof or faulty plumbing, you have options. We can ask the seller to fix it, ask for a credit to fix it yourself later, or walk away from the deal and keep your initial deposit.
