Clermont, FL Real Estate Market Update: August 2026

Last month, we wrote about the property tax referendum and our prediction that the second half of the year would bring a highly active market.

We are already seeing that momentum build—especially within the 55+ market. Typically, the 55+ crowd has higher market activity between Thanksgiving and Easter. This year, we expect a "Labor Day to New Year’s Eve" market.

This shift is driven by a unique, time-sensitive window. If voters pass the property tax referendum on November 3rd, anyone who owns a homesteaded Florida property by December 31, 2026, will receive a lower property tax bill in 2027. Because of that deadline, we believe many buyers who planned to purchase in 2027 will try to accelerate their purchase into 2026.  And, I don't think this is just a 55+ phenomenon. We will likely see this wave across all demographics.

Because we are pulling future demand into the present, we expect a super busy fourth quarter followed by a very slow first quarter next year.

What does this mean for you? If you've been thinking about selling a property sometime in the next year, it might be a much better strategic move to put your house on the market this fall instead of waiting for next year.

Naturally, anything can happen. A major national headline can scare buyers into a "wait-and-see" mentality, and high interest rates do quell activity. But this tax deadline is a big motivator for buyers. If you want to know more about it or know someone who does, give us a call at (352) 708-5650.

Year over year we have more activity than we did in July last year. However, as a market we are down 5.5% in the value of our homes. Don't take this number as a direct application to your home.

Some neighborhoods and some properties perform better than others.

Homes on land with no HOA are up in value. The big reveal? Days on market. On average, it takes 32% more time to get a home sold this year. Buyers are not in a hurry just yet....but it's coming this fall.
