WHAT IT COSTS TO OWN IN EMERALD LAKES

A co-op works differently from a subdivision. Here are the dues, the share, the taxes and how buying works, from the co-op’s own documents and recent MLS listings.

MONTHLY DUES

$305 a month with a share

Homes that carry a co-op share pay shareholder dues: $305 a month on current MLS listings (the co-op’s 2024 sheet showed $300, or $260 for hill lots). Homes sold without a share pay higher homeowner assessments, $533 to $688 a month in 2024. Dues include water, sewer, trash, cable TV, internet with Wi-Fi, and lawn mowing and edging; hill lots exclude water, sewer and trash.

THE SHARE

No lot rent

The residents bought the park in 2000, and the co-op owns the land, marina, clubhouse and pool. A home that “owns a share” pays shareholder dues and no lot rent. The co-op’s 2024 share values were $50,000 for interior or hill lots, $55,000 for river or marina lots and $60,000 for lake lots. Listings say whether a home includes a share.

PROPERTY TAXES

Median $436 a year

That’s what current owners paid on 12 recent listings, with bills from $150 to $1,892. Florida reassesses a home after it sells, so a buyer’s bill can differ. There is no CDD: Emerald Lakes is a resident-owned co-op, not a developer subdivision, so no district assessment is added to the bill.

BUYING AND FINANCING

Plan how you’ll pay early

The board approves every resident before move-in, with a background and credit check ($50 per person on title), and every share sale goes through the co-op’s attorney. These are manufactured homes, and financing depends on the home: one recent listing noted that it qualified for conventional financing. Tell us how you plan to pay, and we’ll confirm what works for the home you choose.

LIFE AT EMERALD LAKES

What Emerald Lakes residents share: a marina on the Chain of Lakes, a heated pool and clubhouse, and a full calendar of clubs and classes.

THE MARINA

Boat slips on the Chain of Lakes

Emerald Lakes sits on the Clermont Chain of 13 lakes, with a community boat launch and marina boat slips that residents can rent at a lower rate than non-residents. Trailer storage is $120 a year when space is open.

POOL AND CLUBHOUSE

Heated pool, clubhouse, library

A heated swimming pool beside the clubhouse, with a library and Wi-Fi, and fitness and yoga classes, club gatherings and seasonal celebrations on the calendar.

GAMES

Bocce, shuffleboard and more

Bocce and shuffleboard courts, horseshoes and cornhole, with biking and walking paths through the community.

GETTING AROUND

Golf carts welcome

Golf carts, mopeds and motorcycles are allowed, with up to three licensed vehicles per homesite. RVs and boats are kept in the storage lot, not on homesites.

THE AGE RULE

55+, with a second resident 40+

One resident in each home must be 55 or older, and a second resident must be at least 40. The board approves every resident, and no more than two people may live in a home without its written consent.

PETS AND GUESTS

No dogs; cats indoors

Dogs are not allowed except as required by law; residents may keep one or two cats indoors. Guests may stay up to 15 days in a row and 30 days a year unless the board approves longer.

THE HOMES, THE CO-OP AND THE RULES

A resident-owned park of manufactured homes on the water. Here is how Emerald Lakes works.

The Homes

Emerald Lakes homes are single-story manufactured homes, most of them built in the 1970s.

  • Bedrooms: all 10 sales in the last three years were two-bedroom, two-bath homes.
  • Size: 864 to 1,344 sq ft on those sales; the co-op requires at least 700 sq ft, 12 feet wide and two bedrooms.
  • Age: built 1973 to 2020, with a median of 1974.
  • Roofs: metal on 9 of 12 recent listings.
  • Water: 3 of the 10 sales were on the water.
  • Lot types: hill, interior, river, marina and lake, which set the share value and the dues.

How the Co-op Works

  • Ownership: the residents bought the park in 2000 and formed Emerald Lakes Co-Op, Inc., a Florida not-for-profit run by a seven-member board.
  • Two kinds of owner: 122 shareholders, who own a co-op share and their home, and 89 homeowners, who own their home without a share and pay a higher monthly assessment.
  • No lot rent: shareholders pay monthly dues instead.
  • Buying: the board approves every resident, and every share sale goes through the co-op’s attorney.
  • Ownership limit: no one may hold an interest in more than two homes in the park.

The Rules

  • Age: one resident 55 or older; a second resident at least 40.
  • Pets: no dogs except as required by law; one or two indoor cats.
  • Guests: up to 15 days in a row and 30 days a year unless the board approves longer.
  • Vehicles: up to three per homesite; golf carts, mopeds and motorcycles allowed; RVs and boats in the storage lot.
  • Yards: the co-op mows and edges; residents handle trees, shrubs, beds and weeding.

From the co-op’s Rules and Regulations (updated June 2022). We confirm the current rules for every buyer.

During business hours, most inquiries receive a response within the same day — often within an hour. Messages sent after-hours or on weekends are typically returned the next business day.

Absolutely. Whether you’re early in the process, researching the market, or just curious — we’re here to answer questions and help you understand options. There is no obligation.

In most residential real estate transactions, the seller pays the broker commissions out of the final sale price. That means you get professional representation and negotiation usually at no direct out-of-pocket cost to you. We will explain exactly how this works in our first meeting.

Yes. Sellers in Clermont, Florida usually don't accept an offer without a pre-approval letter from a lender or proof of funds for a cash offer. If you don't have a lender yet, we can introduce you to local mortgage brokers who get deals done.

Once your offer is accepted by the seller, a standard closing takes 30 to 45 days. The time it takes to find the house depends on the market and your specific needs.

That is why we include inspection contingencies in your offer. If the inspector finds a bad roof or faulty plumbing, you have options. We can ask the seller to fix it, ask for a credit to fix it yourself later, or walk away from the deal and keep your initial deposit.
