Trilogy Orlando is a guard-gated 55+ community of about 1,500 single-family homes in Groveland, just south of the Florida’s Turnpike and US-27 interchange, built from 2006 to about 2022 by Levitt & Sons and then Shea Homes around the 57,000-square-foot Magnolia House. WHAT IT COSTS TO OWN IN TRILOGY ORLANDO

The monthly and yearly numbers that sit on top of the price, from recent MLS listings and the CDD’s own published figures.

HOA DUES

$578 a month on most listings

26 of 29 recent MLS listings show $578 a month, and the rest $580 to $588. Dues cover full lawn and landscaping care, high-speed internet, cable TV, in-home security monitoring and the Magnolia House with its pools and restaurant. We confirm the exact figure for any home you’re considering.

PROPERTY TAXES

Median $5,705 a year today

That’s what current owners paid on 30 recent listings, mostly 2025 bills, and it includes the CDD assessment, which is collected on the same bill. Florida reassesses a home at market value after it sells, so a buyer’s first bill is often higher than the seller’s. A homestead exemption lowers it for full-time residents.

CDD

Yes: Cascades at Groveland CDD

Every lot is in the Cascades at Groveland Community Development District, set up in 2005 with the same boundary as the HOA. Its assessment, which repays the bonds that built the stormwater system and covers upkeep, is collected on the property tax bill. Owners can pay off a lot’s share of the debt, which ends that part of the charge, and listings say so when a seller has. The figures are in the CDD tab below.

UTILITIES

Natural gas service

Trilogy Orlando homes are plumbed for natural gas: 25 of 30 recent MLS listings show gas connected, and most of them heat with gas. More than four in ten listing descriptions from the last three years mention it, and a few homes also have solar. Budget for a gas bill alongside the electric bill.

LIFE INSIDE THE GATE

What Trilogy Orlando owners get from the association: the Magnolia House, its restaurant and pools, the courts and the gate.

MAGNOLIA HOUSE

A 57,000 sq ft clubhouse

The center of the community, at 100 Falling Acorn Avenue: card rooms, an aerobics studio, an artisan studio and the Crow’s Nest golf simulator, along with the restaurant and both pools, all under one roof.

THE GRILLE

A restaurant for residents

A full restaurant and bar inside the Magnolia House, open to residents only, not the public, so owners can eat out without leaving the gate. Next door, the Explorations Connection Lounge serves as the café.

POOLS

Indoor and outdoor pools

A heated indoor lap pool for year-round swimming and an outdoor resort-style pool with a spa, both at the Magnolia House.

COURTS AND OUTDOORS

Pickleball, tennis and more

Tennis and pickleball courts, bocce, a softball diamond, walking trails and a dog park. There is no golf course; the Crow’s Nest simulator is the place to swing a club.

THE GATE

Staffed 24 hours a day

Every visitor passes a manned gatehouse that is staffed around the clock. Trilogy Orlando is a 55+ community, and we confirm the association’s current occupancy rules for every buyer.

THE NAME

Trilogy, or Cascades of Groveland

Shea Homes marketed it as Trilogy Orlando, but the plats, the HOA and the CDD still carry the original Cascades of Groveland name, so you will see both on listings and documents.

THE HOMES, BUILDERS AND CDD

Two builders, one gate and one CDD. Here is what you are choosing between inside Trilogy Orlando.

The Homes

Every Trilogy Orlando home is a detached single-family home, built between 2006 and about 2022. The community is sold out, so every home is a resale.

  • Bedrooms: two bedrooms on 116 of 171 sales in the last three years, three bedrooms on 52, four bedrooms on 3.
  • Size: median 1,838 sq ft; 90% of sales fall between about 1,300 and 2,550 sq ft.
  • Garage: two-car on 142 of 171 sales and three-car on 27.
  • Construction: mostly concrete block and stucco, with some frame; shingle roofs on all 30 recent listings we checked.
  • Stories: one story on every recent listing that records it.
  • Private pools: about 6% of sales (10 of 171). Residents use the Magnolia House pools.
  • Utilities: natural gas on most homes.

Builders and Plans

  • Levitt & Sons started the community in 2005 as Cascades at Groveland.
  • Shea Homes bought it in 2010, relaunched it as Trilogy Orlando and built it out. Shea’s own Trilogy Orlando pages have since been taken down.
  • Plats: listings name the Cascades of Groveland phase, from Phase 1 through Phase 6.
  • Floor plans: dozens across the two builders (published counts differ), including Shea plans such as the Lexington, Enchant and Proclaim, from about 1,250 to 2,930 sq ft.

Tell us the plan you like and we will watch for it to come on the market. Call or text (407) 267-2319.

The CDD

The Cascades at Groveland Community Development District was established by the City of Groveland in October 2005, and its boundary is the same as the HOA’s, so every lot pays it.

  • What it paid for: $5.6 million of 30-year bonds issued in 2006 built the stormwater retention and drainage system.
  • The rate: the bonds were refinanced at 2.0% in May 2021.
  • The assessment (as of May 2021): $496.37 a year in debt service on each lot that has not paid off, plus $87.75 a year for operations and maintenance on every lot, both in the non-ad valorem section of the property tax bill.
  • Paying it off: an owner can pay off a lot’s share of the debt (then $2,635), which ends the debt-service charge. Some listings say when a seller has.

The CDD has not published newer figures, so we confirm the current assessment and payoff status for every home.

What’s Nearby

  • The entrance: off Wilson Lake Parkway at Spanish Cove Way in Groveland 34736, just south of the Florida’s Turnpike and US-27 interchange.
  • Orlando: about 30 miles east.
  • Magnolia House: 100 Falling Acorn Avenue, inside the gate.

Absolutely. Whether you’re early in the process, researching the market, or just curious — we’re here to answer questions and help you understand options. There is no obligation.

In most residential real estate transactions, the seller pays the broker commissions out of the final sale price. That means you get professional representation and negotiation usually at no direct out-of-pocket cost to you. We will explain exactly how this works in our first meeting.

Yes. Sellers in Clermont, Florida usually don't accept an offer without a pre-approval letter from a lender or proof of funds for a cash offer. If you don't have a lender yet, we can introduce you to local mortgage brokers who get deals done.

Once your offer is accepted by the seller, a standard closing takes 30 to 45 days. The time it takes to find the house depends on the market and your specific needs.

That is why we include inspection contingencies in your offer. If the inspector finds a bad roof or faulty plumbing, you have options. We can ask the seller to fix it, ask for a credit to fix it yourself later, or walk away from the deal and keep your initial deposit.
