WHAT IT COSTS TO OWN IN HERITAGE HILLS

The monthly and yearly numbers that sit on top of the price, from recent MLS listings and published HOA details.

HOA DUES

$484–$543 a month

The median is $543 across 30 recent MLS listings, and 17 of the 30 list exactly that. Dues cover the 24-hour gate, the clubhouse and common areas, full lawn care, exterior house painting, and basic cable and internet. We confirm the exact figure for any home you’re considering.

PROPERTY TAXES

Median $3,444 a year today

That’s what current owners paid on 26 recent listings, mostly 2025 bills. Florida reassesses a home at market value after it sells, so a buyer’s first bill is often higher than the seller’s. A homestead exemption lowers it for full-time residents.

CDD

None

Heritage Hills has no Community Development District, so there is no CDD assessment on the property tax bill. That sets it apart: five of the ten 55+ communities on our guide carry one (Palms at Serenoa, Sanctuary at Wellness Ridge, Trilogy Orlando, Del Webb Lakehaven and Del Webb Minneola).

UTILITIES

All-electric homes

Lennar built Heritage Hills without natural gas service, so homes run on electricity alone: electric central heat or heat pumps and electric water heaters on recent MLS listings. There is no gas bill to budget, only the electric bill.

LIFE INSIDE THE GATE

What Heritage Hills owners get from the association: the clubhouse, the courts, the trails and the gate.

THE CLUBHOUSE

A 19,000 sq ft Mediterranean clubhouse

Built in the Italian-villa style, it holds a 500-seat ballroom, card rooms, billiards, a library and an art studio with a kiln, and an activities director keeps the club calendar full.

POOL AND FITNESS

A resort pool and a 24-hour gym

A heated resort-style pool with lap lanes, a 24-hour fitness center known as the Marseille Room, and an aerobics and dance studio for classes.

COURTS AND GAMES

Tennis, pickleball, bocce and more

Two lighted tennis courts, two pickleball courts, three bocce courts, two shuffleboard courts and a basketball court, all inside the gate.

GOLF PRACTICE

A simulator and a putting green

There is no golf course inside Heritage Hills. Instead there is an indoor golf simulator and an outdoor putting and chipping green, and there is a small vineyard on the grounds.

THE GATE

Staffed 24 hours a day

A guard staffs the entrance around the clock, and the HOA dues pay for it. Heritage Hills is a 55+ community: at least one resident in every household must be 55 or older.

TRAILS AND GROUNDS

Walking and biking trails

A fitness trail circles a pond, and a hiking and biking trail runs around the community, with a dog park and a gazebo along the way.

THE HOMES, VILLAS AND PHASES

One builder, two kinds of home, all inside one gate. Here is what you are choosing between inside Heritage Hills.

The Homes

Heritage Hills is a Lennar community of single-family homes and attached villas, built between 2008 and 2019 and now fully built out, so every home is a resale.

  • Bedrooms: three bedrooms on 67 of 143 sales in the last three years, two bedrooms on 58, four bedrooms on 18.
  • Size: median 1,672 sq ft; 90% of sales fall between about 1,370 and 2,610 sq ft.
  • Garage: one-car on 57 of 143 sales (the villas), two-car on 52 and three-car on 34.
  • Construction: concrete block and stucco; shingle roofs on all 30 recent listings we checked.
  • Stories: one story on every recent listing that records it.
  • Private pools: rare, 2 of 143 sales. Residents use the clubhouse pool.
  • Utilities: all-electric; no natural gas.

Villas and two-bedroom homes sell at the lower end (a $271,000 median for two bedrooms over the last 12 months); three- and four-bedroom single-family homes sell at the top.

Villas or a House

Heritage Hills offers two kinds of home, and the choice changes the price and the dues.

  • Villas: Lennar’s Villas Collection had two models, 1,400 or 1,517 sq ft, each with two bedrooms, two baths and an attached one-car garage, in buildings that share a roofline.
  • Single-family homes: single-story ranch homes on 50- and 60-foot lots, with two to four bedrooms.
  • Dues: villa dues run higher than single-family dues on every published source that splits them, because villa owners share building expenses.
  • On the market: of 30 recent MLS listings, 17 were villas and 13 single-family homes.

Tell us which you want and we will set up alerts for it. Call or text (407) 267-2319.

Phases

Heritage Hills was platted and built in phases, and listings name the phase in the legal description: Phase 1; Phase 2, 2A and 2B; Phase 4A, 4A East and 4B; Phase 5A, 5B and 5C; and Phase 6A and 6B. Ask us for the build year of any home you like.

What’s Nearby

  • The entrance: Heritage Hills Boulevard at Hartwood Marsh Road in Clermont 34711, near Hancock Road.
  • Theme parks: Walt Disney World about 10.6 miles away; Margaritaville about 11.4 miles.
  • Florida’s Turnpike: a few miles east.
  • A neighbor to know about: CEMEX opened its Four Corners Sand Facility at 16231 Schofield Road in November 2025, and some residents have reported noise from sand operations on the nearby hill in reviews going back to 2012. Ask us and we will show you where it sits.

Absolutely. Whether you’re early in the process, researching the market, or just curious — we’re here to answer questions and help you understand options. There is no obligation.

In most residential real estate transactions, the seller pays the broker commissions out of the final sale price. That means you get professional representation and negotiation usually at no direct out-of-pocket cost to you. We will explain exactly how this works in our first meeting.

Yes. Sellers in Clermont, Florida usually don't accept an offer without a pre-approval letter from a lender or proof of funds for a cash offer. If you don't have a lender yet, we can introduce you to local mortgage brokers who get deals done.

Once your offer is accepted by the seller, a standard closing takes 30 to 45 days. The time it takes to find the house depends on the market and your specific needs.

That is why we include inspection contingencies in your offer. If the inspector finds a bad roof or faulty plumbing, you have options. We can ask the seller to fix it, ask for a credit to fix it yourself later, or walk away from the deal and keep your initial deposit.
