MINNEOLA POOL HOME QUESTIONS
Most of Minneola’s sales are new construction, and new homes rarely list with a pool: 7% of Minneola’s home sales in the 12 months to October 28, 2026 had one, against 23% in Clermont next door. Only one of Minneola’s 34 pool-home sales was new.
The median Minneola pool home sold for $456,500 in the 12 months to October 28, 2026, and half sold between $390,000 and $618,750.
28 of the 34 pool homes sold in the 12 months to October 28, 2026 list an HOA, mostly small: a median $28 a month. Resales showed a median property tax of $3,853 a year. Florida reassesses a home at market value after it sells, so a buyer’s first tax bill is often higher than the seller’s; a homestead exemption lowers it for full-time residents.
Mostly in-ground: 27 of the 34 sales in the 12 months to October 28, 2026 list an in-ground pool and 4 an above-ground one. 18 list a screen enclosure, 8 a heated pool and 7 a salt-water system. We check the enclosure, the pool equipment and the barrier at inspection.
Florida’s Residential Swimming Pool Safety Act requires a new home pool to have at least one of five safety features before it passes final inspection: a barrier that isolates the pool, an approved safety cover, exit alarms on doors and windows that open to the pool, self-closing and self-latching doors with the latch at least 54 inches up, or a pool alarm. We note which one any pool home you’re considering has, and what an added pool would need.
