Clermont, FL Real Estate Market Update: October 2026

Interest rates are at heights we haven’t seen since December 2000.

Yet, life goes on.

Babies are born, job relocation happens, and people marry or divorce.

The major milestones that compel us to move don’t stop just because borrowing costs went up. Because of that reality, buyers are still out there, but they have become deeply cautious.

The combination of home prices and interest rates has pushed monthly mortgage payments much higher.

A client recently put it perfectly...

"I just don't see the value in that home at the payment level I’ll have to handle."

She isn’t asking if the house is worth $500,000.

She is asking if it is worth $4,000 a month.
($450,000 mortgage at 7% plus taxes, PMI, insurance, and HOA fees)

And that is what we are hearing from buyers...

"Do the payments make sense?"

The sellers who are succeeding right now are the ones accepting this new reality; payments are going up while values are going down.

None of this matters if you don't need to move.

But if you do need to sell, waiting could cost you. If interest rates remain high, values will likely drift lower until monthly payments align more closely with local rental rates.

If you'd like to look at the real numbers for your specific home, let’s grab a quick coffee or share a call. We can chat through a game plan to maximize your sale and keep you moving forward.

If life is happening and you want to buy a home, we have some ideas and options that have helped our buyers find the home and payment they are comfortable with.

THE NUMBERS
34711 Standard Home Pool Home
Homes for Sale 249 69
Median List Price $475,000 $715,000
Sold in the Last 180 Days 303 140
Median Sold Price $405,000 $542,000

The differential between standard homes and pool homes is deceiving. Because most luxury homes have pools, their $2 million+ price tags skew the data in the graph above.

In 34711, depending on the neighborhood, a pool is worth about $100k in value. That value will never show on an appraisal but it is what buyers are paying for pool homes.

The pool home market and standard home market are 2 different markets now and have been for a few years.

Selling Your Home During Halloween? Should You Decorate?

If you're selling during Halloween season, aim for a warm, inviting fall look rather than a spooky one. Buyers should notice your home's features; not be distracted by decorations.

We recommend taking your professional photos before decorating, so your listing photos stay timeless and season-free.

Afterward, add a few tasteful touches such as white pumpkins, heirloom squash, a fall wreath, mums, or neatly arranged corn stalks, and skip the inflatable decorations, fake spiderwebs, hanging ghosts, and large Halloween displays.

TOO MANY DECORATIONS CAN EASILY DISTRACT

A few simple fall accents can make your home feel welcoming while keeping the focus where it belongs... on your beautiful home!

THANK YOU!

A big thanks to all of you who came out for our Ice Cream Social on October 1st. We had 130 people come out to hug us, catch up, and eat some ice cream. We love seeing you at these events and will do it again in the spring!
