Clermont, FL Real Estate Market Update: April 2026

We all love the HGTV show House Hunters, but the “final cut” usually hides the real work of a Realtor. The grit of marketing, inspections, lending hurdles, and regulatory compliance rarely makes it to the screen.

Most importantly, TV misses the emotional heavy lifting required to keep clients, vendors, agents, etc… focused on the main thing.

In the real world, the “contingency” move is the most anxiety-inducing for our clients. While some can buy before they sell, most of our clients have to do both simultaneously.

This requires choosing your preferred stressor:

Do you find the perfect home first and sweat the unsold house, or do you secure a buyer for your current home and face the uncertainty of where you’ll go next?

Either way, it can be scary — and it doesn’t always work.
